Getting Sofa Size Right for Your HDB Living Room

Buying a sofa that's too big for the room is one of the most common mistakes we see in Singapore homes. HDB living rooms typically run from 15 to 25 square metres, and the size you choose really does affect how the space feels and functions day to day.

We've helped a good number of HDB homeowners work through this exact decision at Nova Furnishing. Here's what we've picked up along the way.

Typical HDB Living Room Dimensions

Knowing your actual room size is where this starts.

• 3-room BTO: living room around 15 to 18 sqm, often shared with the dining area
• 4-room BTO: living room around 18 to 22 sqm, usually with its own dining zone
• 5-room BTO: living room around 22 to 28 sqm, more room to work with for a larger sofa
• Executive/DBSS: living room around 25 to 32 sqm, enough space for a more generous setup

Measure your actual space rather than trusting the floor plan alone. Walls after renovation don't always land exactly where the plan says they should.

The Clearance Rules That Actually Matter

Getting the sofa against the wall isn't enough on its own. You need proper clearance around it for everyday living.

• Sofa to TV console: at least 90cm, ideally 120cm for comfortable viewing
• Sofa to coffee table: 40 to 50cm for legroom and easy movement
• Side clearance: at least 10 to 15cm from walls or nearby furniture
• Walkway paths: keep at least 80cm clear for passage

Recommended Sizes by HDB Type

3-Room BTO

A 2-seater (140 to 160cm) or a compact 3-seater (180 to 200cm) tends to work best here. We'd steer away from L-shaped sofas unless your layout genuinely supports one, and slimmer armrests help you make the most of the seating width you do have.

4-Room BTO

A standard 3-seater (200 to 220cm) usually hits the sweet spot. L-shaped sofas work too, with the longer section running along the main wall. Keep the total width under 250cm on that longer side.

5-Room BTO and Larger

Here you have more room to play with: a 3-seater with a matching armchair, or a full L-shaped sofa up to 280 to 300cm on the longer side, can work beautifully. Even so, it's worth resisting the urge to go oversized. A bit of breathing room makes any living room feel more welcoming.

Common Sizing Mistakes

• Showroom bias: showrooms are bigger than your living room, so always bring your own measurements.
• Ignoring delivery access: your sofa still has to fit through the lift, corridor and front door.
• Forgetting depth: a deep sofa (over 95cm) takes up more floor area than people expect.
• Not accounting for recline: recliner sofas need 15 to 20cm of clearance behind them to actually recline.
