BTO flats are the most common home type in Singapore, but plenty of new owners are still caught off guard by how small the rooms actually are. A 4-room BTO living room usually runs 18 to 22 square metres, and that figure often includes the dining area too in open-concept layouts.
The trick isn't simply buying smaller furniture. It's choosing pieces with the right proportions, colours, and layout so the room feels open while still doing its job properly.
Practical Layout Strategies
Living Area
Build the room around one properly sized sofa instead of scattering several small pieces around. An L-shaped sofa tucked along two walls gives you a clear seating zone without needing extra chairs. Keep the coffee table in proportion too: aim for about two-thirds the length of the sofa.
Dining Area
In open-concept BTO layouts, the dining table often has to double as a work surface during the week. A rectangular table pushed against the wall keeps the floor clear on weekdays, then pulls out easily when the family gathers for meals.
Bedrooms
Storage bedframes make up for a small wardrobe, and sliding doors are worth choosing in tighter rooms since they don't need swing clearance. One more thing: always measure the doorway first. A wardrobe that can't get through the bedroom door is an expensive lesson to learn the hard way.
Avoid the Most Common BTO Mistakes
- Buying based on showroom impressions. Showrooms are far bigger than any BTO room. Bring your floor plan with exact measurements every time.
- Forgetting delivery access. Check the lift, the corridor, and the door width before you commit to anything.
- Over-furnishing. Empty space isn't wasted space. A bit of breathing room makes a BTO feel more comfortable to live in, not less.
