Typical HDB Living Room Dimensions

Knowing your actual room size is the essential starting point.

  • 3-room BTO — Living room approximately 15-18 sqm, often combined with dining
  • 4-room BTO — Living room approximately 18-22 sqm, usually with a defined dining zone
  • 5-room BTO — Living room approximately 22-28 sqm, more flexibility for larger sofas
  • Executive/DBSS — Living room approximately 25-32 sqm, can accommodate generous configurations

Always measure your actual space rather than relying on floor plan estimates. Post-renovation walls may not be exactly where you expect.

The Clearance Rules That Actually Matter

Fitting a sofa against the wall is not enough — you need proper clearance around it for comfortable daily living.

  • Sofa to TV console — Minimum 90cm, ideally 120cm for comfortable viewing distance
  • Sofa to coffee table — 40-50cm for legroom and movement
  • Side clearance — At least 10-15cm to walls or adjacent furniture
  • Walkway paths — Maintain at least 80cm of unobstructed passage

Recommended Sizes by HDB Type

3-Room BTO

A 2-seater (140-160cm) or compact 3-seater (180-200cm) works best. Avoid L-shaped configurations unless your layout specifically supports one. Choose sofas with slimmer armrests to maximise usable seating width.

4-Room BTO

A standard 3-seater (200-220cm) hits the sweet spot. L-shaped sofas work well with the longer section along the main wall — keep total L-shaped width under 250cm on the longer side.

5-Room BTO and Larger

A 3-seater with matching armchair or a full L-shaped (280-300cm on the longer side) can work beautifully. Even with more space, avoid going oversize — visual breathing room makes any living room more inviting.

  • Showroom bias — Showrooms are larger than your living room. Always bring measurements.
  • Ignoring delivery access — Your sofa must fit through the lift, corridor, and front door.
  • Forgetting depth — A deep sofa (over 95cm) eats significantly into living room floor area.
  • Not accounting for recline — Recliner sofas need 15-20cm clearance behind them.
